Built for Ground That Moves
Richmond sits on some of the most restless ground in the Bay Area. Down on the flats, from Marina Bay to the Iron Triangle, a lot of houses stand on fill over soft Bay mud. Up in Richmond Heights and the hills toward El Sobrante, the clay swells every rainy season and creeps downhill a little every year. Along almost every older street, tree roots are lifting the sidewalk one panel at a time. And the Hayward Fault runs right along the base of the hills.
Concrete doesn't fail here because of cold. It fails because the ground under it moves and the water has nowhere to go. So we build every job on the assumption that the ground will move: deeper base where the soil is soft, steel where a slab has to bridge weak spots, joints placed where cracks would want to form anyway, and drainage planned before anything is poured.
We're a concrete company that would rather lose a job than pour on ground we don't trust. If your driveway needs two panels replaced, not a full tear-out, we'll say so. If a wall needs an engineer, we'll tell you before you sign, not after the forms are up. And everything we're going to build, from the base rock to the finish, is written into your quote.

The Work Richmond Calls Us For

What a Richmond Concrete Contractor Plans For
Bay mud and fill on the flats
Near the shoreline, soft, saturated Bay mud settles under weight, and it doesn't settle evenly. Slabs here get extra excavation of soft material, a thicker compacted layer of Class II aggregate base, and rebar instead of thin mesh, so the concrete can span a soft spot instead of breaking over it.
Clay and slope in the hills
Hillside lots in Richmond Heights, East Richmond Heights, and Point Richmond's ridge combine expansive clay with grade. That means retaining walls with real footings and drain rock behind them, driveways that step or curve to manage slope, and patios pitched so water runs away from the house.
Street trees and roots
Roots are the number one reason Richmond sidewalks and driveways lift and crack. When we replace a lifted panel, we cut it out at the joints, deal with the roots that caused it where it's safe to, and pour it back with dowels tying it to the slabs beside it.
The rainy season
Most of Richmond's rain falls between November and March, often in a few big storms. A slab pitched the wrong way will send that water against your foundation every winter. We set grades so water drains to the street, a yard drain, or a planter, never toward the house.
Sidewalks, Driveway Approaches, and City Permits
In Richmond, the sidewalk, curb, and driveway approach in front of your home sit in the public right-of-way, and the City puts maintenance of that strip on the property owner. Any work on them needs a City of Richmond encroachment permit and inspection. We pull the permit, schedule the inspection, and call USA North 811 to mark buried lines before we dig. See sidewalks, steps, and walkways for how that work goes.

How do I choose a concrete contractor in Richmond?
Get at least two written quotes and compare the specs, not just the totals. A good concrete contractor lists slab thickness, base depth, reinforcement, finish, drainage, removal of old concrete, and who pulls the permit. If a quote is one line with a square-foot price, ask for the rest in writing.
Is a cement contractor the same as a concrete contractor?
Yes. Cement is the powder that binds concrete together, but most people say "cement" when they mean concrete. A cement contractor, a concrete contractor, and a concrete company in Richmond all pour and finish the same material.
Who is responsible for the sidewalk in front of my house in Richmond?
The property owner. The City of Richmond places maintenance of the sidewalk, curb and gutter, and driveway approach on the adjacent owner, and repairs there need an encroachment permit. We handle the permit as part of the job.
When is the best time of year to pour concrete in Richmond?
May through October is the easiest, since it's dry and mild. We pour year-round, though. In the rainy season we schedule between storms and cover fresh concrete if showers move in.
How long before I can drive on a new driveway?
Walk on it after a day or two. Keep cars off for about 7 days, and keep heavy trucks off until it reaches full strength at around 28 days.
Do you work outside Richmond?
Yes. We work throughout West Contra Costa, including San Pablo, El Cerrito, El Sobrante, Pinole, and Hercules, plus Albany, Berkeley, and other nearby cities. See service areas.
